I’ve watched marketing change over 30 years

I started my marketing career in 1996 at global consulting firm PricewaterhouseCoopers, when businesses were still trying to understand the internet.

I remember explaining to senior business leaders what a website was, what a URL was and where to type it into this new thing called a browser.

The partner I reported to was based in Scotland while I was in London. I’d send him an email, his secretary would print it out and, if he was travelling, fax it to wherever he happened to be.

That probably sounds ridiculous today. But that’s how quickly technology changes.

For more than 20 years I’ve worked in the real estate and property industry, including at Domain and with real estate franchise head offices, networks and independent agencies of all shapes and sizes.

I’ve worked alongside principals doing their own marketing, receptionists and EAs who’ve inherited the job, operations managers trying to keep it moving, in-house marketers and large marketing departments.

I’ve seen what happens when marketing works. And I’ve seen where different marketing models start to creak.

Since 1996, we’ve seen search engines, smartphones, online advertising and then social media arrive. In recent years, mobile-first websites, video marketing, artificial intelligence and AI search have fundamentally reshaped how homeowners choose a real estate business.

The mediums keep changing. Human behaviour doesn’t.

People still choose businesses they know. Agents they trust, who consistently demonstrate expertise.

Experience matters because we’ve seen these shifts before. Patterns repeat. Markets change. Technology evolves.

The businesses that succeed are the ones that adapt early.

The three marketing models I see every day

When you’re running a real estate business, your marketing will usually fall into one of three models.

1. You become the marketing manager

This is surprisingly common.

Every decision requires you.

Every social post, real estate website update, advertising campaign, sponsorship, video or brochure awaits your approval.

Marketing only happens when you have time.

The problem is, there is never enough time.

As a principal, you should be leading the business, coaching agents, recruiting staff, improving profitability and growing market share.

Instead, you’re deciding the next set of posts to go on Instagram.

Eventually marketing slows to the speed of your diary.

2. Marketing is delegated to someone in-house

Sometimes it’s a junior marketing coordinator. Sometimes it’s an EA or receptionist. Sometimes it’s simply whoever has the most spare capacity.

Nobody deliberately creates random acts of marketing. They happen because the person responsible lacks the experience, confidence, or authority to lead the real estate marketing strategy.

With no clear direction, staff stay busy creating organic posts on social media, unaware that they fail to reach your intended audience.

There’s no long-term strategy. No coordination. No understanding of how every marketing activity should work together.

Then there’s the larger real estate business with an experienced marketing manager or marketing department. The problem here can be different.
