How retargeting homeowners results in leads

How retargeting homeowners results in leads

Retargeting is a vital tactic when advertising your real estate services. Having this ‘always on ad’ attracts enquiries and works for you around the clock.

Most real estate agents run short-blast advertising campaigns that disappear too quickly to be effective. Too often, agents only run a social media campaign when their listings become low. But the duration is too short and the budget too small.

There’s an expectation that running a campaign offering Property Appraisals will bring in a rush of leads. That approach might work when promoting a property, but it never works when promoting yourself as a real estate professional.

Homeowners don’t choose a real estate agent after a single interaction. They research, observe, compare and form opinions over time. If your marketing disappears after a few weeks, so do you.

There’s an important distinction here. Property campaigns and personal brand campaigns are completely different forms of advertising. Properties benefit from built-in exposure through portals, signboards, database alerts and buyer urgency. Agent marketing, on the other hand, operates in a crowded marketplace where homeowners may be comparing more than 100 agents at any given time.

Winning listings is not about being seen once. It’s about becoming part of the real estate landscape for long enough that homeowners remember you when their timing changes.

Why one-off campaigns fail to generate leads

The timing doesn’t work for most homeowners, who are simply not ready to buy or sell yet. Sellers and landlords often spend months, sometimes years, quietly observing agents before making contact. A short burst campaign rarely runs long enough to influence that future decision.

This is why real estate brand campaigns need to be always-on. When one campaign ends, another should begin. Consistency creates familiarity and familiarity builds confidence. Without that continuity, you are constantly resetting your presence in the market.

Where many agents go wrong is in how they approach these campaigns. They lean too heavily into sales-driven messaging, repeatedly promote generic “free appraisal” offers and often copy what other agents in their area are doing. The result is that they look and sound like everyone else.

If you haven’t already, it’s worth reading an earlier article of mine explaining how you can stand out in a sea of sameness in real estate.

The agents who consistently win listings are typically those who market themselves differently from the competition and remain visible year-round.

What retargeting actually is

Retargeting, also known as remarketing, is essentially digital follow-up advertising. It allows you to stay in front of people who have already interacted with you online.

This could include people who have visited your website, watched your videos, engaged with your social media content, clicked on your ads or viewed your profile. Instead of constantly trying to reach new audiences, retargeting focuses on reconnecting with people who already know who you are.

Think of it like a follow-up call. It’s not a cold call, because there has already been some level of interaction. It’s a warm continuation of a conversation that has already started.

For a deeper explanation, refer to my previous article on remarketing: How are those ads following me around?

The key point is that retargeting reinforces familiarity rather than introducing you for the first time.

Why retargeting is so powerful in real estate

Homeowners rarely enquire immediately. Most people research quietly, compare agents over time and consume content long before they ever pick up the phone or send an email.

People browse online in much the same way they window shop. They might not walk in today, but repeated exposure keeps a brand familiar until the timing is right. The same behaviour applies to how homeowners assess agents.

Retargeting works because it supports this natural behaviour. It helps homeowners remember your name, hear your voice repeatedly and become familiar with your expertise and services. Over time, this builds a level of comfort that makes reaching out feel easier.

Video content amplifies this effect even further. When people repeatedly see and hear you, they begin to feel like they already know you before any direct interaction takes place.

The agents who consistently show up and who have more to share with their audience are the ones who stay top of mind in their marketplace.

How tracking pixels make retargeting possible

Behind the scenes, retargeting is powered by something called a tracking pixel. This is a small piece of code installed on your website that allows platforms like Meta and Google to track how people interact with your content.

This technology enables you to build audiences based on behaviour. For example, you can target people who have visited your website, explored multiple pages or engaged with your content within a defined period, often up to 90 days.

This is also why having control over your own website matters. Your website is a key part of your marketing ecosystem, allowing you to build and grow these audiences over time. If you are relying solely on profile pages within larger corporate websites, your ability to do this can be limited.

A helpful way to think about a pixel is as a way of identifying people who have walked through your shop. Even if they didn’t make a purchase, you know they showed interest.

What retargeting audiences actually look like

To understand how this works in practice, it helps to look at some typical numbers.

A one-off real estate brand campaign might be seen by anywhere between 5,000 and 15,000 people, depending on your budget and how long the campaign runs. Out of that group, you might have around 1,000 people who engage in some meaningful way. They might click to read more, watch your video for more than 30 seconds or interact with your content.

These are people who have shown a genuine level of interest in what you have to say.

From there, a smaller subset may demonstrate stronger intent. For example, around 50 people might be considering selling within the next 12 months. These individuals may click through to your website and start exploring further. They might view your ‘About’ page, review your sold properties, read your agent profile and take a closer look at the services you offer.

At this point, they are significantly warmer prospects than someone who has only seen your name once.

When you combine these people with visitors from previous brand campaigns, you start to build a meaningful audience. Over a 90-day period, it’s not uncommon to accumulate an audience of around 3,000 website visitors. Many of these people may still be future sellers or landlords, but they are not yet ready to identify themselves.

This is where retargeting becomes incredibly valuable. It acts as an interim follow-up system, allowing you to stay top of mind while homeowners continue their research in the background.

Through retargeting, you can continue promoting your real estate brand, your expertise, your services and your content across the platforms people already use, including Facebook, Instagram, LinkedIn, and websites within the Google Display Network.

Wherever they go online, they continue to see you.

This is how sophisticated marketing reinforces your name, your expertise and your presence in the market over time. It is also how agents position themselves to receive listing enquiries before competitors even realise a homeowner is preparing to move.

The uncomfortable truth about digital marketing

One of the more challenging aspects of digital marketing is that you often won’t know exactly who is watching. You won’t see names, phone numbers or immediate feedback from every person engaging with your content.

For agents who are used to direct conversations and daily interactions, this can feel uncomfortable.

However, this isn’t entirely new. You don’t know exactly who drove past your billboard this week either, yet repeated exposure still influences familiarity and decision-making. Digital marketing works in a similar way, but with one major advantage – you can now continue following up with the people who actually stopped and showed interest.

Behind the scenes, homeowners are still watching your videos, seeing your ads and reading your content. Even if they never like, comment or share anything publicly, they are forming opinions about you and your brand.

What a real estate lead actually is

There is also a common misunderstanding about what constitutes a lead in real estate. Many assume that a lead is simply a form submission through a website, but this is only a small part of the picture. Research I’ve conducted for my clients shows that 93% of prospects will not fill out a form.

In reality, most homeowners prefer to call, text, email or send direct messages. These contact methods are more natural and immediate than filling out an online form.

This creates a challenge when it comes to attribution. A homeowner might discover you through an ad, continue to see your content for weeks or months and then eventually contact you through a completely different channel.

Unless every inbound contact point is tracked properly, including calls, emails, SMS, website enquiries and direct messages, you won’t have a complete picture of lead volumes.

While your marketing team can generate visibility and demand, tracking inbound enquiries and listing opportunities within the business remains the responsibility of the real estate agency.

Why specialist ad teams matter

Although the concept of retargeting is relatively simple, executing it effectively is highly technical. It involves setting up and managing tracking pixels, building and segmenting audiences, structuring campaigns correctly, allocating budgets efficiently and continuously testing and optimising the messaging to see what grabs attention.

On top of that, advertising platforms like Meta and Google are constantly evolving, which means strategies need to adapt over time.

This is why many do-it-yourself campaigns underperform. Small setup errors can lead to significant wasted ad spend and poor targeting can limit the effectiveness of your campaigns.

In most cases, experienced digital advertising specialists will save more money than they cost. The advertising team at Hoole has all the specialist skills needed. By improving targeting, reducing waste and optimising performance, we help ensure that your marketing investment delivers stronger results over the long term.

Visibility creates familiarity. Familiarity creates leads.

At its core, real estate marketing is about staying visible during the long periods when homeowners are not looking to transact, or are in the early stages of researching their options.

Retargeting plays a critical role in this process by ensuring your name and real estate brand remain present while others fade away. Over time, that consistent prominence builds familiarity and familiarity builds confidence.

When the moment comes for a homeowner to choose an agent, they are far more likely to reach out to someone they recognise, someone they feel they know and someone they have seen consistently over time.

In today’s highly competitive real estate world, the agents who show up most often, communicate clearly and remain evident throughout the decision-making journey are usually the ones who receive the call first.
